Vacation Rental Terms and Policies

1. Prices and Taxes - All prices are quoted in USD and include applicable taxes unless stated otherwise. Additional charges may apply for extra services, cleaning fees, or security deposits. Rates are subject to change without notice.

Payment and Terms at Check-in/Check-out - A deposit of the first night room rate is required at the time of booking to secure the reservation. The remaining balance is due upon departure. Check-in time is 3pm, and check-out time is 11am. Late check-outs may incur additional fees. A late check out for 12pm can be arranged with no additional fees with management approval.

Pet Policy - Brewster Hall is a pet free facility. Any pets that are brough on property without management consent are grounds for immediate removal and loss of deposits made. Additional fees will incur for any damage caused by pets.

Traveling with Minors - Minors must be accompanied by a legal guardian or have written consent from a parent or guardian. Guests are responsible for ensuring the safety and supervision of minors at all times.

Accessibility or Special Needs - Our property strives to accommodate guests with special needs. Please inform us in advance of any specific requirements so we can make the necessary arrangements where possible.

Parking - Parking is available for registered guests only. Guests must comply with any parking regulations and restrictions. The property is not responsible for any damage, theft, or loss of vehicles or belongings left in the parking area.

Smoking Policy - To ensure a comfortable and enjoyable stay for all our guests, Brewster Hall maintains a strict no-smoking policy in all guest rooms, balconies, and indoor public areas. This policy includes the use of cigarettes, cigars, vaping devices, and any other smoking materials. Guests who violate this policy will be charged a $250 smoking fee to cover deep cleaning and restoration costs. Designated smoking areas are available outside the hotel. Please ask the front desk for locations.

Property Events - Guests acknowledge that events or activities may take place on the property during their stay. While we strive to minimize disturbances, some noise or limited access to certain areas may occur.

Dispute Resolution/Issues - In the event of any disputes or issues, guests should notify management immediately for resolution. If a satisfactory resolution is not reached, disputes shall be resolved through mediation or arbitration in accordance with local laws.

Use of Personal Information - Guest information is collected and used in accordance with our Privacy Policy. We do not sell or share personal data with third parties without consent, except as required by law.

Liability - The property is not liable for any injuries, damages, or losses sustained by guests during their stay. Guests assume all risks and responsibilities for their personal safety and belongings.
12. 
Force Majeure - The property is not responsible for failure to perform obligations due to unforeseen circumstances, including but not limited to natural disasters, government actions, or other events beyond our control.
13. 
Third Party Rights - This agreement is between the property and the guest. No third party shall have rights to enforce any terms of this policy.
14. 
Waiver - Failure to enforce any provision of these terms does not constitute a waiver of that provision. All terms remain in effect unless formally waived in writing.

Severance - If any provision of these terms is found to be invalid or unenforceable, the remaining provisions shall continue to be in full force and effect.
