Brewster Hall – Vacation Rental Terms & Policies

1. Rates, Taxes, and Charges

All rates are quoted in USD and include applicable taxes unless otherwise stated. Additional charges may apply for cleaning fees, security deposits, damage to property, or policy violations. Rates are subject to change prior to booking confirmation.

2. Payment and Authorization

A deposit equal to the first night’s stay is required at booking. The remaining balance is due upon departure unless otherwise stated. By providing a credit card, guests authorize Brewster Hall to charge for unpaid balances, damages, excessive cleaning, or policy violations, and to place holds or pre-authorizations where applicable.

3. Check-In / Check-Out

Check-in: 3:00 PM. Check-out: 11:00 AM. Late check-out until 12:00 PM may be approved at no charge with prior authorization. Unapproved late departures may incur additional fees.

4. Cancellation Policy

Reservations may be cancelled for a full refund if cancelled at least 48 hours prior to check-in. Cancellations within 48 hours will result in forfeiture of the deposit and may be subject to additional charges.

5. Security Deposit and Guest Responsibility

Guests are responsible for any damage or loss caused during their stay, including damage to rooms, furnishings, fixtures, and common areas. Repair and cleaning costs may be charged to the card on file.

6. Occupancy Limits

Rooms and suites may only be occupied by the number of guests listed on the reservation. Unauthorized occupants may result in additional charges or termination of the stay.

7. Guest Conduct and Quiet Hours

Brewster Hall is a shared-use property. Quiet hours are from 10:00 PM to 8:00 AM. Guests must avoid disruptive behavior and clean up shared spaces after use. Parties, events, receptions, or large gatherings are prohibited without prior written approval from management.

8. Right to Refuse Service / Removal

Management reserves the right to refuse service or remove guests without refund for policy violations, disturbances, unsafe or illegal behavior, or failure to comply with staff direction.

9. Pet Policy

Brewster Hall is a pet-free facility. Unauthorized pets may result in removal, forfeiture of deposits, and additional charges.

Service Animals: Nothing in this policy is intended to restrict or prohibit the use of legally protected service animals as defined by applicable law.

Guests bringing service animals agree that: They are fully responsible for the animal’s behavior, supervision, and control Animals must be leashed or otherwise under control in all common areas Animals may not disturb other guests or tenants

Guests must: Immediately clean up and properly dispose of animal waste inside and outside the property Ensure the premises remain clean and sanitary

Failure to comply may result in: Additional cleaning fees Charges to the card on file

10. Smoking Policy

Smoking is prohibited in guest rooms, balconies, and indoor common areas. Violations will result in cleaning fees and possible termination of stay.

11. Minors

Minors must be accompanied by a legal guardian or have written consent. Guests are responsible for supervision and safety of minors.

12. Accessibility and Special Requests

Guests should notify management of special needs in advance. Reasonable accommodations will be attempted but are not guaranteed.

13. Parking

Parking is for registered guests only. Brewster Hall is not responsible for theft, damage, or loss.

14. Personal Property / Lost Items

Brewster Hall is not responsible for lost or stolen property. Items left behind may be discarded or returned at the guest’s expense.

15. Liability Disclaimer

To the maximum extent permitted by law, Brewster Hall is not liable for personal injury, loss, or damage to property. Guests assume all risks associated with their stay.

16. Third-Party Booking Platforms (OTA Priority Clause)

For reservations made through third-party platforms, those platform terms may apply. In the event of a conflict, platform rules will control as required.

17. Force Majeure

Brewster Hall is not liable for failure to perform due to events beyond control including weather, natural disasters, outages, or government actions.

18. Prohibited Uses

Guests may not use the property for events, commercial filming, or illegal activity. Violations are grounds for immediate removal without refund.

 By booking and staying at our property, guests agree to abide by these terms and policies.

Full Charge - Full Deposit - If canceled within 2 days of arrival
